Recent 1st time home buyer tour 
A past client suggested that a young couple contact me to help them find their first home. Being out of state residents they had no idea of what was available in their price range in the Central Ohio area. I was impressed that they were pre-approved; had a budget and even though they could afford more they stressed that they didn’t want to look at houses above a certain price. They had a good down payment and calculated what monthly mortgage payment would allow them to live comfortably, they even included utility charges along with total other monthly expenses.
Their wish list
Price range no higher than $140,000, they would have loved to purchase a home for no more than $120,000, only wanted to look at homes built after 1990, homes had to be in good condition, would paint and replace carpet, wanted to be close to their employment which was near the Ohio State University. After searching the MLS, I sent them the listings that met their criteria for their review, the selection was pretty good, and most of the listings were located in the Galloway area with a few in Hilliard.
House hunting
The buyers looked at 20 houses, most were in good condition, a few were scratched off the list immediately. The house they liked the best online was disappointing, the second home they looked at had the WOW factor, they kept comparing everything they looked at to this home. After the buyers looked at all the homes on their list they wanted to take another look at the house they rated #1.
Can we buy this house
After seeing their favorite house again they wanted to tour the neighborhood. The re-sale house was located in the Village at Hilliard Run. As the buyers toured the neighborhood they noticed that a few houses were under construction, they thought surely these homes couldn’t be within their price range.
Model home visit
The buyers stopped in to chat with the Dominion sales representative Molly Rutherford, to the buyer’s surprise the 2 houses under construction were within their price range. The buyers were impressed that the homes were being constructed with eco-friendly products such as Nu-Wool insulation, low-e glass windows, along with an energy efficient furnace and air conditioner. They loved the community location which is convenient to shopping on Hilliard-Rome Rd and Route 70.

Someone asked if you have very little money to get a home ready to sell what can be done to make the home more saleable. Shane’s response was to get rid of all the clutter. The buyer wants to see all the space they can put their stuff in not all your stuff that takes up so much space. Pack away all your collections, if you have a frog collection no one wants to see 100 glass frogs in a small room. Organizing and packing up excess items gives you a chance to thoroughly clean your home, make sure all your windows are sparkling clean, if you have a great backyard view and the windows are dirty how is a prospective buyer going to see that wonderful view.


He likes to keep things simple, he truly enjoyed the audience participation which he feels is more personal and interactive. His presentation motto is don’t be late or want to leave early during the event he did quiz a few as to why they were late and why they were leaving before the presentation was over. Recently both FHA and conventional appraisers have new guidelines that must be followed when calculating value. An appraiser must complete a detailed report which is submitted to the buyer’s lender to certify the value of a home. If comparable sales within the past six months do not support the sale price then the home will not appraise. This spells trouble, sellers and buyers have to renegotiate, if terms cannot be agreed upon the house falls out of contract, the sellers then have to put their home back on the market.

Being in the real estate biz I see how dads interact with their children, many are involved in their sports activities, give them a helping hand with their school projects, some are gourmet chefs they know how to make a mean mac-n-cheese and of course hot dogs on the grill is their specialty. As the children grow into adults they come to realize that their dads really did do their best they gave as much as they could. Throughout the garden expo many exterior fireplaces give visitors ideas of what can be added to a new or existing outdoor living space. The fireplaces have been constructed to accommodate wood or gas logs. No garden show would be complete without a huge display of garden tools, mowers and mulch. The crowd was quite intrigued as they listened to Mel Bartholomew the developer of the square foot garden which is built in a box which produces more vegetables or flowers in less space. Mel’s garden techniques require fewer chemicals, less water and little weeding, tilling or digging. The garden expo is housed in its own building; all the home improvement vendors are located in another huge building. You can learn so much about what’s new on the market.
